Avison Young celebrates top transactions recognized by Connect Media

British Columbia and Ontario deals win Connect Canada CRE 2026 Transactions of the Year Awards
Toronto, ON and Vancouver, B.C. – Global commercial real estate advisor, Avison Young, today proudly celebrates Tom Clancy, Kyle Blyth, Ryan Kerr, and Joe Lehman – all winners of Connect Canada CRE 2026 Transactions of the Year Awards for their industrial deals.
“It thrills me to see our own industry recognize transactions that highlight our solution-oriented approach, and our commitment to helping clients find the best outcomes,” said Mark Fieder, Principal and President, Avison Young Canada. “Congratulations to Tom, Kyle, Ryan, and Joe – true leaders in their field, who strive every day to navigate clients through key real estate and business decisions.”
Tom Clancy won in the category of Ontario, Sale, Industrial, $20M-$100M for his sale of 7550 Kimbel Street in Mississauga. Tom’s transaction exemplifies the successful rebranding of an asset in need of new perspective. Tom strategically, critically assessed the property’s highest and best use as a manufacturing facility, rather than the warehouse it had been positioned as. This approach breathed new life into the listing, fundamentally shifting the narrative and buyer profile, and yielding a purchase in under 100 days for significantly more than the previous highest offer. The marketing video generated approximately 50,000 views, demonstrating the power of modern brokerage storytelling.
“Tom worked tirelessly on a targeted, direct outreach strategy to reposition the property’s identity and value proposition. His fresh perspective attracted an entirely new audience of buyers, ultimately leading to a triumphant sale,” said Joe Almeida, Principal and Managing Director, Ontario, Avison Young.
Kyle Blyth, Ryan Kerr, and Joe Lehman won Best Industrial Lease for 4449 Sea Salish Way in Vancouver. The group secured a 349,272 SF lease – approximately 72% of the total space within the brand-new facility strategically located just minutes from the Deltaport, Canada’s most active container terminal. As one of the largest industrial leases signed in Metro Vancouver during 2025, it signals a resurgence in industrial leasing activity and increased demand for large-format, tech-forward logistics space. The Avison Young team negotiated a competitive, fair lease for a seven-year term, enabling the client to consolidate into a larger, specialized footprint that enables maximized warehousing and rapid order fulfillment.
“A big round of applause for Kyle, Ryan, and Joe. Together, they were laser-focused on finding the best opportunity on a premier site that enhances their client’s agility and efficiency in serving the regional market,” said Brett Armstrong, Principal and Managing Director, Vancouver, Avison Young.
Avison Young’s winners were among a highly competitive field of nominees across the country. Connect Media selected transactions that met rigorous criteria, including scale and scope, ESG considerations, and community impacts.
