In Q1 2026, the availability rate in the Greater Montreal office market stood at 18.4%, down slightly from the previous quarter, while sublease space now accounts for 10.9% of all available space, its lowest level since 2021. Despite a macroeconomic and geopolitical environment that remains uncertain, sentiment surrounding the office market is showing signs of gradual improvement.

The Greater Montréal industrial market is showing clear signs of stabilization after an extended period of adjustment. Positive absorption in the first quarter, combined with a slowdown in the growth of available space, points to a gradual improvement in the balance between supply and demand. In 2026, industrial development activity remains present but has scaled back significantly. With approximately 2.4 msf under construction, the addition of new supply is exerting targeted pressure on the market.

In general, the demolished properties were constructed in the 1950s or earlier. Nearly half (46%) of the demolished inventory has been replaced by multifamily projects totalling 8,143 new rental units or condominiums. The largest number of units were built in the Sud-Ouest sector (2,986), followed by the boroughs of Saint-Laurent (997) and Lachine-Lasalle (945).

This trend should ease as obsolete inventory is converted and demolished.
