Avison Young announces Winnipeg’s newest large-scale retail and multifamily development

Dawson Crossing March 10, 2026

Dawson Crossing, now under construction, will contribute to the solution for more housing

Winnipeg, Manitoba – Global commercial real estate advisor, Avison Young, introduces Dawson Crossing – one of the last available developments in Winnipeg’s southeast, now available for sale or lease.

Fronting onto Fermor Avenue, a part of the Trans-Canada Highway, this retail and multifamily destination will serve as the gateway to cottage country in Eastern Manitoba as well as Northwestern Ontario. The proposed development will include approximately 250,000 square feet of retail capacity for large-format anchor parcels and street-facing storefronts – highly visible to more than 65,000 vehicles that pass through daily.

“Dawson Crossing offers one piece of the puzzle toward resolving Winnipeg’s housing shortage by providing up to 3,000 residential units near planned transit. It will add to the vibrancy of other neighbourhoods already established to the west and south,” said Todd Labelle, Vice President, Avison Young. “Dawson Crossing will be surrounded by 12 acres of parkland, as well as convenient retail offerings, given the multi-purpose design. This is a premier, desirable location adjacent to one of the city’s busiest transportation corridors.”

The development is adjacent to Sage North and Sage Creek, two premier, master-planned communities of residences, retail, parkland, and scenic trails. Other thriving neighbourhoods in the area include Southland Park, Royalwood, and Windsor Park.

Designed to accommodate retailers of every scale – from large grocers to dining, medical, and daily needs – Dawson Crossing will set the stage for businesses seeking visibility, accessibility, and long-term stability necessary for sustained retail success. Retail in the surrounding areas report strong absorption and consistently limited availability. For example, vacancies are approximately 3.4% in St. Vital, 1.3% in St. Boniface, 1.2% in Transcona, and effectively 0.0% in East Kildonan.

“Dawson Crossing is positioned to meet retail demand by introducing new opportunities supported by expanding residential density and regional connectivity,” added Labelle.
