The property was assessed on the cost approach to value due to limited income information after completion. The assessment oversimplified the complex property and failed to properly reflect assessable floor area. In collaboration with our Project Management team, we measured the correct assessable floor area and restructured the assessment to reflect the contributory cost value of specific building components.
