Resort lists for sale in world-class Whistler, B.C. hospitality market for the first time since 2016 February 24, 2025

Whistler, B.C. – Global commercial real estate advisor, Avison Young, announces that Shell Mountainside Lodge in the world-class resort destination of Whistler, British Columbia, is available for purchase – marking the first time a hotel has transacted since 2016.

“This is truly a rare opportunity to own in the heart of the Whistler Village, steps away from Whistler Blackcomb, North America’s largest ski resort,” said Curtis Gallagher, Principal, Vice President, Canadian Hospitality Lead, Avison Young. “A potential owner will recognize the immediate investment opportunities, with significant revenue potential in such a vibrant, thriving setting that attracts tourists from around the world year-round.”

The property: A three-minute walk to the Whistler Village Gondola, accessing Whistler Blackcomb, the 42-unit Shell Mountainside Lodge (56 of 93 strata lots) at 4417 Sundial Place features premium shared amenities, including an outdoor pool and hot tub, underground parking, storage for skis, snowboards and bicycles, a fitness centre, and laundry facilities. The Shell Mountainside Lodge, currently operating as a timeshare, offers a mix of studio, one-bedroom, and two-bedroom units. The site is designated for up to eight storeys and zoned for tourist accommodation.

The Whistler Village: A two-hour drive north of Vancouver, Whistler is an escape into the mountains, and home to Whistler Blackcomb, with over 8,000 acres of skiable terrain. In the summer, visitors enjoy biking, hiking, golfing, and lake activities. The Village offers a pedestrian-friendly experience and European-style charm, with a vibrant mix of shopping, dining, and nightlife. Year-round festivals include the Crankworks Mountain Bike Festival and the Whistler Film Festival.

“We are honoured to manage this sales process for BDO Canada Limited to secure the best buyer possible for this rare opportunity in one of the most incredible hospitality markets Canada has to offer,” said Bijan Lalji, Senior Associate, Capital Markets Group, Avison Young. “We encourage investors to bring strong offers forward by March 25, 2025 if they’d like to be a part of this highly desirable tourism landscape in Whistler.”

The sales process: Avison Young has been retained by BDO Canada Limited to manage the sale of the property through a court-ordered sale and investment solicitation process (SISP). Offers to purchase will follow SISP procedures, consisting of two phases.

In Phase One, interested parties must meet preliminary participant requirements before submitting a non-binding bid by March 25, 2025. The minimum bid amount is set at CA$12,180,000.

Qualified Phase One bidders will be invited to participate in Phase Two, submitting a binding bid by April 25, 2025. Should multiple bids remain in consideration, an auction will take place no later than May 7, 2025. The closing date is scheduled for May 29, 2025.
