Surrey’s Anniedale-Tynehead NCP is Expanding

At the April 13th council meeting, staff reported on the in-process update to the Anniedale-Tynehead NCP and presented a significantly modified plan, including an expansion to the plan boundary. The expanded plan also contained a handful of updates to the land use designations throughout the plan.

As shown below, the expansion is on the eastern extent of the plan, stretching just past 192 Street. The new area includes properties not previously planned for future development and pulls in a handful of properties from the future South Port Kells neighbourhood plan to the south.

The report to council notes that the land use designations for the expansion area are undetermined at this time and will be presented at a future date.

Updates to Land Use Designations

In addition to the expansion, the land use plan for the remainder of Anniedale-Tynehead also received many updates. The images below show a side-by-side comparison of the new land use map and the previous draft. The most notable changes include:

• Lower-density residential designations getting new Urban I, Urban II and Urban III names
• Single-family land uses have been consolidated into a new SSMUH and low-density townhouse designation
• Apartment designations have been increased throughout the plan
• The purely commercial designations have been replaced with mixed-use condo designations
• Green density transfer areas have been removed from the map, replaced with an “Urban III” designation, which is still expected to be clustered to protect natural areas
• The Townhouse designation has been expanded to cover many properties previously designated for lower density

Next Steps: City staff will now be working on Stage 2 of the NCP update, which involves, among other things, a detailed review of engineering and community amenity requirements for the neighbourhood.
