At the July 27th regular council meeting, mayor and council approved an updated Semiahmoo Town Centre Plan containing a new land use plan, new road network and transportation plan.

Background

The previous version of the Semiahmoo Town Centre Plan was approved in January of 2022, and at that time, anticipated eventually having a Bus Rapid Transit route terminating at 16 Avenue and 156 Street. Since then, the new King George Boulevard Bus Rapid Transit (BRT) route has been finalized, including a relocation of the terminus to 16th Avenue and 152 Street. Redesigning the plan to fit the new transportation plan is the primary reason for the update to the Semiahmoo Town Centre Plan.

Additionally, the City has completed an extensive update to its Official Community Plan (OCP), which carries with it new land use designations and policies that have been incorporated in the new Semiahmoo plan.

The new Semiahmoo Town Centre Plan Land Use is shown below. The most prominent changes are:

  • Renaming of all land use designations to align with the naming conventions in the new OCP.
  • Consolidation of the land use designations around the new BRT terminus into a single Mid-Rise II land use designation.
  • Increased density west of Martin Drive from a 3-storey density to Low-Rise I.
  • Additional mixed-use designations along 152 Street and the south side of 24 Avenue, where it was previously only residential.
  • Minor adjustments to the road network aroun where the BRT terminus was originally anticipated at 16 Avenue and 156 Street, as well as the removal of future 23A Avenue in the north end of the plan.
