Avison Young negotiates 13,400-sf office lease at newly renovated 1400 Colorado Boulevard in Denver, CO

Denver, CO – Avison Young is pleased to announce it has negotiated a 10-year, 13,400-square-foot (sf) office lease with law firm Springer, Steinberg, Giacomini, Burstein and Holycross, P.C. who will occupy the entire top floor of 1400 South Colorado Boulevard in Denver, CO. Formerly occupied by a single-tenant, the five-story, 57,493-sf building recently completed a full renovation to be transformed into a multi-tenant building.
Avison Young’s Caitlin Ellenson, Joe Serieno and Chad Alexander who are exclusive leasing agents for the project represented the owner, Matt Lewan, CEO of Integrated Property Services and directly sourced the tenant.
Springer, Steinberg, Giacomini, Burstein and Holycross, P.C. is relocating from 1600 Broadway after 40 years of officing in Denver’s CBD and is expanding its office footprint by 2,400 sf. Move-in is anticipated for November 2023.
“The tenant was looking for a long-term, full-floor lease that would allow for future growth,” said Serieno. “1400 Colorado’s functional rectangular floor plates and uninterrupted window-lines with mountain views from the top floor were highly attractive features. Additionally, this property’s unmatched visibility from Colorado Blvd. provides tenants with excellent building and blade signage opportunities, which were essential components to completing this deal.”
Originally built in 1983 for Lewan and Associates, the building was fully renovated in 2023 boasting new mechanical upgrades throughout, including LED lighting, and digitally controlled ionized HVAC. Using freshly completed speculative suites available for immediate occupancy and to showcase building-standard finishes, prospective tenants are able to visualize the space. In addition to all new finishes throughout the building’s common areas, the ownership created a modern tenant amenity center around the southwest facing outdoor patio. The property is proximate to many tenant-friendly shopping and dining amenities with excellent connectivity four blocks from Interstate 25.
Ellenson added, “This deal is an example of a recent trend we have been seeing. Long-time tenants are considering offices outside the CBD to spur the return to office for their employees. The recent uptick in activity to the Colorado Blvd. submarket is in part due to the excellent access from Cherry Creek, Wash Park, and I-25, in addition to its competitive discount to downtown and Cherry Creek.”
She added that Avison Young has been leveraging its long-standing relationships with the brokerage and business community to reintroduce 1400 Colorado. Additionally, the team has been garnering a significant amount of interest in the building from area tenants and anticipates more new leases to be announced over the next several months.
