Montreal's transit-oriented suburbs lead in office occupancy
Over the past 20 years, office occupancy rates have traditionally been lower in the suburbs compared to the urban core. However, this situation has changed since the pandemic, as occupancy rates in the urban core have gradually declined while those in the suburbs have plateaued or even increased, outpacing urban occupancy levels
Tenants have continued to reduce their office footprint this year, but at a slower pace. Return to the office is gaining momentum, as employers set more standards limiting the number of work-from-home days. It remains to be seen how long this trend of reduction will continue.
Although landlords still have the upper hand, the Greater Montreal's overheating industrial market seems to be cooling off, heralding more balanced conditions.
