In an effort to actively expand its 30-person Connecticut workforce, IAT Insurance Group, one of the top two insurers covering companies in the moving and storage business, engaged Avison Young Studio Project Services for a complete 24,000 square foot multi-tenanted office building renovation of their Cheshire, CT flagship headquarters.
The overall interior design vision brings the outside into the space through an earthy aesthetic comprised of light woods and fabrics, an update to existing finishes, maximum use of glass walls, and expanded opportunities for natural light. An open floor plan representative of upscale, high-end design solutions allowed us to implement a clean and modern execution. Keeping material cost and budget in mind, the design was engineered to include quality materials through Avison Young Studio Project Service’s progressive budgeting capabilities.
This project engagement presented unique opportunities to optimize the square footage, particularly with the design solutions centered around two open communication stairs connecting the two floors. With a second-floor focus on workspaces, the first floor, primarily amenity driven, provided collaborative design solutions featuring a training room with movable partitions and break room for community building. Training sessions at this flagship location can welcome team members from various corporate offices around the country and the break room, with flexibility for event activities, has been thoughtfully fit-out for hosting. The break room space has been planned around three separate zones including first, built-in banquet seating, second, cabinetry solutions and the main island, and third, moveable seating with flexible furniture storage solutions.
In addition, our project team satisfied exterior scope requests including replacement and expansion of the patio concrete to enhance the footprint and occupancy opportunities. The delivery team was able to overcome supply chain delays by utilizing our unique methodology, particularly, in support of sourcing specialized equipment at risk of manufacturer delays. In addition, recommendations were made and satisfied to update the drainage system in an effort to mitigate risk of flooding.
