This brand-new build, completed in 2022, was developed for cannabis production. The hybridized greenhouse is designed to capitalize on the natural benefits of being located in one of the driest and sunniest places in Canada. With over 330 days of sunlight and 2,500 hours of bright sunshine per year, the facility utilizes natural daylight and amplifies it with a roof designed to reflect light back into the greenhouse. There are also supplementary grow lights to ensure long growing days in the winter months.
Additionally, these environmentally controlled, sealed greenhouses were designed to eliminate the need for pesticides and fungicides, as well as regulate temperature and humidity via a computer-controlled HVAC system that can draw or vent air as needed. The area’s 1,034-meter elevation, near the Rocky Mountain foothills, also means drier air for better moisture control during the growing process. Each greenhouse is 3 stories high (roughly 35 feet from ground to peak) and completely self-contained. The large structures have been designed to reduce wind stress by flexing up to six inches to absorb wind. The property has town utilities and an excessive power supply of 4,000 amps. The ideal user would be a similar food production operation that could make use of the existing greenhouses. However, the property can be configured for all types of food production, with warehousing or processing expanding into the current greenhouse space. There is also a Phase II expansion planned that would add four additional greenhouses totaling approximately 17,200 sf.
