Professional Experience

From 1993 to 2000, Laurent Benarrous held positions at a number of property management companies, including Magil Laurentian Realty Corporation, TrizecHahn, and TeleReal (a BCE affiliate).

From 2000 to 2003, Laurent managed the leasing teams of SITQ (now Ivanhoé Cambridge) responsible for the downtown Montreal and Quebec City markets. He was in charge of a portfolio of properties totalling 7 million square feet. During those three years, Laurent supervised more than 500 transactions for a total of 3 million square feet.

Since 2003, Laurent has almost exclusively focused on providing tenant representation services during rental transactions. This interest began prior to joining Avision Young while he was working for an international brokerage firm where he was Executive Vice President and National Director.

Laurent joined Avison Young in 2010. Only a few months later he was named Managing Director of the Montreal office, a position he would hold until 2014, and this while being a Principal at the firm and continuing to serve his clients.

Since 2014, he has been entirely devoted to serving his clients as a Principal at the firm.

Laurent has more than 25 years of experience in commercial real estate. During that time he has concluded some 740 leasing transactions totalling 6.4 million square feet for a commercial value of nearly 1.9 billion dollars on behalf of landlords and tenants ranging from start-ups to multinationals from a wide variety of industries such as insurance, banking, accounting, communications, food and beverage, consulates, consultancies, culture, law, education, engineering, entertainment, IT, finance, government and public sector, manufacturing, media, non-profit organizations, advertising, catering, retail, and health. He has distinguished himself during many creative transactions over the years, including moving more than 1,000 Desjardins employees into offices in the mast of the Olympic Stadium in Montreal and a mandate involving the new Maison de Radio-Canada.

Intervention Philosophy

Relationship over Reward.

Connection over Transaction.

“Made-to-Measure” leases rather than a “Ready-to-Bear” leases.

Laurent’s first objective is to gain an in-depth understanding of the operational and financial objectives of his clients.

Next, by means of sophisticated diagnostic and analysis tools, address each mandate (regardless of its size and the client’s sector of activity) with a qualitative/quantitative approach (similar to the one used by management consulting firms) that consistently identifies the solution best aligned with the operational and strategic needs of the client, and this at the best possible cost.

He takes full charge of a mandate and does not assign the financial analysis, negotiations or preparation of legal documents to a third party because he believes in the importance of fully monitoring and controlling all facets of the transactions he manages for his clients.

His work methodology contributes significant added value for clients who ultimately want to certify that a rigorous approach was utilized to identify the best solution at the best possible cost, this as well as for clients who work within complex governance contexts in which one must be able to demonstrate that a rigorous process was followed throughout.

As a professional, Laurent believes in the importance of good communications. Besides his ability to express himself clearly both verbally and in writing, Laurent makes himself readily available to his clients and regularly keeps them informed of developments in their file.

Professional Associations and Social Involvement

Laurent frequently participates in interviews with electronic and print media as a recognized and respected expert. He is also a speaker at the Montreal Real Estate Forum and, on a pro bono basis, provides continuing education training in real estate finance (recognized by the Barreau du Québec) at several Montreal law firms.

Laurent is a Chartered Real Estate Broker and is a member of the inspection committee of the OACIQ, Quebec’s real estate self-regulatory organization.

Laurent sits on the Board of Directors of the Urban Development Institute of Quebec. He chaired the Board of Directors of the Héma-Québec Foundation for several years, and he also sat on the boards of Aéroports de Montréal and Société du Havre. He is a former member of the Canadian delegation of the Joint Public Advisory Committee of the NAFTA Commission for Environmental Cooperation. In addition, together with Mathieu Ricard, he participated actively in the construction of a school for 1,500 disadvantaged children in Lumbini, Nepal.
