The mix of office product in the capital city is dominated by institutional investors who typically prefer Class “A” and Class “B” product. Outside of government, office tenancies tend to be smaller than most other economic centres, with tenancies averaging 5,500 square feet across the region. Larger tenancies tend to be based in the core, while the advanced and biotechnology sectors tend to gravitate to the west end Kanata market – although in a new post COVID environment and the continuing drive to complete Ottawa’s LRT- office loads may well see a shift way from traditional patterns of office space density.
